Rajasthan Housing Board Sees 3X Revenue Jump to ₹1,000 Crore in FY26, Plans Multiple New Schemes Across Key Cities in 2026

Jaipur, March 2, 2026: In a significant financial milestone, the Rajasthan Housing Board has crossed ₹1,000 crore in revenue for FY26, marking a threefold increase from ₹300 crore in FY25. This achievement has boosted confidence in the state's public housing model and paved the way for a fresh pipeline of projects for 2026 .
Commercial Auctions Drive Revenue
Officials attribute the strong performance to successful commercial auctions. The board's model integrates residential colonies with commercial pockets, and these commercial units are auctioned to generate revenue that supports affordable housing development. Better planning and asset management have also contributed to improving the board's financial position .
Strong Response to 2025 Schemes
FY25 saw the launch of 14 new housing schemes across Rajasthan after a gap, receiving encouraging responses not only in Jaipur but also in smaller towns such as Barmer, Baran, Dholpur, Bhiwadi, Alwar, and Udaipur .
The board caters mainly to EWS, LIG, MIG and HIG segments, with Jaipur offering a wider product mix while equal focus is given to smaller districts. This broad geographic spread has strengthened buyer confidence across Rajasthan .
2026: Fresh Launches Across Key Cities
Building on the strong response, the Rajasthan Housing Board is preparing multiple new housing schemes for 2026. Some projects are ready for launch while others are in the planning stage, with focus remaining on residential housing across income groups. Land parcels have been identified in Jaisalmer, Jodhpur, Pushkar region, Kotputli, Bhiwadi (NCR belt), Khori Kalan, Shahjahanpur, and Alwar .
Affordable Housing Remains Core Focus
Despite revenue growth, the board has clarified that it is not shifting toward premium-only housing. Since its inception, the board has delivered around 2.65 lakh homes, with a large share in the EWS and LIG categories. In the last two years, 4,215 houses were allotted and more than 6,000 homes were handed over to beneficiaries .
Under the Pradhan Mantri Awas Yojana (Urban), 79,027 houses were approved in the past two years—more than approvals in the previous five-year period. In the first phase, over 2.36 lakh homes have been completed. Under PMAY 2.0, 48,619 houses received approval from the Centre, along with a grant of ₹211 crore .
Land Price Revision and Buyer Support
The board revised land prices by up to 26% in select schemes, reflecting rising costs of land, materials and development inputs. The increase varies scheme-wise depending on development stage. Fully developed schemes may see minimal changes, while developing areas such as Pratap Nagar may experience higher revisions .
To ease buyer burden in higher-value categories, the board has increased installment options from five or seven earlier to nine installments .
Tackling Unsold Inventory
The board has worked to reduce stagnant inventory through weekly 'Budhwar Neelami' (Wednesday auctions), targeted outreach camps, 360-degree marketing campaigns, and case-by-case price rationalisation for older units. Officials say unsold stock has reduced significantly in recent months .
Exploring Private Participation
The board is evaluating collaborative models with private developers to scale up capacity. Traditionally, the board develops projects using its land bank or through EPC contracts. However, due to resource constraints, it is exploring structured partnerships under defined sharing mechanisms. No land parcels have been formally opened yet, but stakeholder consultations may begin soon .
Enforcement Wing to Protect Land
To curb encroachments, the board is preparing a proposal to create a dedicated enforcement wing. Currently, action depends on district administration and police support, which can cause delays. The proposed wing will strengthen protection of housing board land parcels. If approved, it may be operational in the next financial year .
Boost to Rajasthan Real Estate Market
The revenue milestone and upcoming launches are expected to boost property prices in Rajasthan, especially in emerging towns and the NCR belt. Urban expansion is also accelerating—in 2024 and 2025, 52 new urban bodies were formed, 15 bodies were upgraded, and 10,245 wards were created across 309 urban bodies. This administrative strengthening is likely to support infrastructure growth and housing demand .
Outlook for 2026
With revenue crossing ₹1,000 crore, strong demand across districts, and multiple new launches in the pipeline, the Rajasthan Housing Board is entering 2026 in a strong position. Its balanced approach—affordable housing focus, commercial monetisation, and possible private collaboration—may shape the next phase of housing development in the state. For thousands of families waiting for affordable homes, 2026 could bring new opportunities across Rajasthan .
