Lucknow's IT City Scheme: 336 Farmers to Receive 870 Plots, LDA Residential Scheme to Launch on February 28

Lucknow, February 24, 2026: In a major development for Lucknow's real estate sector, the Lucknow Development Authority is set to launch its IT City Residential Scheme on February 28, under which 336 farmers will receive 870 residential plots in exchange for land contributed through the land pooling policy.
Land Pooling Benefits
According to LDA Vice President Prathmesh Kumar, landowners who have entered into land pooling agreements will be allotted developed residential plots free of cost through a lottery system. The draw will be held at the Mercury Hall of Indira Gandhi Pratishthan in the presence of the landowners.
The IT City project is being developed on 3,490 acres along Sultanpur Road, spanning multiple villages in Mohanlalganj tehsil including Bakkas, Sonai Kanjehra, Sikandarpur Amoliya, Siddhpura, Parehta, Pahadnagar Tikaria, Rakeebabad, Mohari Khurd, Mohari Kala, Khujoli and Bhatwara.
Plot Details
Plots are being planned in Sectors 15, 16, 17 and 18 of the scheme. The first phase will launch residential plots ranging from 35 square meters to 288 square meters in size. For the general public, plot prices have been proposed at 4,000 per square foot.
The scheme is expected to be highly attractive due to its excellent road connectivity, making it a prime location for residential development on the city's growing Sultanpur Road corridor.
Implementation Process
The LDA is acquiring land through multiple channels including land pooling, land acquisition, and mutually agreed purchases. Following the allotment of plots to landowners who participated in land pooling, registrations will be opened for the general public.
The Standard Operating Procedure for the scheme has been finalized and is awaiting formal approval in the upcoming board meeting, with the launch date already fixed for February 28.
Strategic Significance
The IT City project represents one of Lucknow's most ambitious urban expansions, aimed at creating a planned residential and IT hub on the city's outskirts. The land pooling model ensures landowners become stakeholders in the development while enabling the authority to acquire land without protracted disputes.
For homebuyers, the scheme offers an opportunity to purchase developed residential plots in a planned township with modern infrastructure at proposed rates of 4,000 per square foot, positioning it as an attractive option in Lucknow's growing real estate market.
