Gorakhpur: Plot Buyers Stuck in Illegal Colony, Demand GDA Action

Purchasers of plots in the private residential project 'Bandhan Paradise' have alleged fraud by the colonizers, claiming they were misled into investing their life savings after being told the project was approved by GDA and registered with RERA. However, the colony has now been declared illegal by the Gorakhpur Development Authority, which issued a demolition order in April 2022.

Gorakhpur, February 27, 2026: Plot buyers in the private residential project 'Bandhan Paradise' located in Madarapar village on the city outskirts have leveled serious allegations against the colonizers. They claim that the project promoters extensively publicized the project as duly approved by the Gorakhpur Development Authority and registered with the Uttar Pradesh Real Estate Regulatory Authority .

Buyers' Plight

Trusting these claims, several individuals invested their lifetime savings, bank loans, and provident fund money to purchase plots. However, despite receiving full payment, many buyers have neither received registry of their plots nor been handed over possession. Due to the layout not being approved, the colony itself is illegal .

Some buyers have allegedly been allotted land with incorrect plot numbers or at different locations altogether. The buyers approached the District Magistrate, Senior Superintendent of Police, and GDA Secretary on Thursday, seeking action .

GDA's Stand

During their inquiries, buyers discovered through official records and public hearings that GDA has declared the colony illegal. The project was never registered with RERA as claimed. A drone survey identified approximately 22 acres of illegal plotting, and the authority passed a demolition order on April 16, 2022 itself .

Threats Alleged

The buyers further alleged that when they initiated complaints, they started receiving threats via phone and WhatsApp. They have demanded registration of an FIR against named accused, freezing of their bank accounts and properties, and immediate stoppage of all registrations happening in Bandhan Paradise .

GDA Official's Response

GDA Secretary Pushparaj Singh stated that the colony was already declared illegal in 2023. Some affected plot purchasers had approached earlier. Legal action will be taken in the matter. He appealed to the public to ensure that any colony's layout is approved before purchasing plots. The authority's website also lists illegal colonies, which can be easily viewed from home .
