Noida, April 6: YEIDA has launched its residential plot scheme 2026, offering 973 plots in sectors 15-C, 18 and 24, near the Noida International Airport at Jewar.

Plot Sizes and Locations

The plots are available in the following sizes:

  • 162 sqm – 476 plots

  • 183 sqm – 4 plots

  • 184 sqm – 4 plots

  • 200 sqm – 481 plots

  • 223 sqm – 6 plots

  • 290 sqm – 2 plots

Prices and Charges

  • Land rate: ₹36,260 per sqm

  • Registration amounts:

    • 162 sqm: ₹5.87 lakh

    • 183 sqm: ₹6.63 lakh

    • 184 sqm: ₹6.67 lakh

    • 200 sqm: ₹7.25 lakh

    • 223 sqm: ₹8.08 lakh

    • 290 sqm: ₹10.51 lakh

Preferential location charges: Plots that are park-facing, along green belts, at corners, or facing roads 18 metres or wider will attract a 5% premium.

Eligibility Criteria

  • Age: Minimum 18 years

  • One plot per applicant (single application only)

  • Ineligible: Individuals who have already been allotted a residential plot or flat under any YEIDA scheme

  • Joint applications: Allowed only among immediate family members with valid proof of relationship

  • HUFs (Hindu Undivided Families): Not eligible to apply

  • Cancellation: If multiple allotments are detected for an applicant, co-applicant, spouse, or minor children, allotment will be cancelled and deposited amount forfeited

Reservations

  • 17.5% plots reserved for farmers whose land has been acquired for Yamuna area and Noida International Airport development

  • 5% reservation for businessmen having functional industrial units in the authority area

Application Process

  • Mode: Online only (no offline applications or payments)

  • Application fee: ₹600 (via online payment gateway)

  • Registration fee: 10% of the premium

  • Allotment method: Draw of lots (separate draws for each category)

Payment Timeline

  • 100% of total premium to be paid within 60 days from issue of allotment letter

  • Extension: Up to 30 days in certain circumstances

  • Lease period: 90 years from the date of the lease deed

Important Dates

  • Scheme opens: April 6, 2026

  • Last date to apply: May 6, 2026

  • Draw date: June 18, 2026

RERA Registration

YEIDA received the mandatory Uttar Pradesh Real Estate Regulatory Authority (UP RERA) registration number last week.

Shailendra Bhatia, Additional Chief Executive Officer of YEIDA, said: "The plot scheme will be live on our portal so that interested applicants can apply for a plot of their choice. This is a wonderful opportunity for the public to own a plot in Yamuna City, where world-class facilities are available for people."

Real Estate Market Near Noida International Airport

The first phase of the Noida International Airport was inaugurated by Prime Minister Narendra Modi on March 28, 2026. According to a Square Yards report:

  • Apartment prices nearly tripled between 2020 and 2025

  • Plot values rose by an average of 1.5 times

  • In select micro-markets, prices surged as much as fivefold

  • Projected growth over next two years: Plots +28%, Apartments +22%
