Meerut, February 28, 2026: Residents of Meerut have shown remarkable interest in properties of the Housing and Development Board, with assets selling at 1.5 to 3 times their reserve prices in the e-auction held on February 19. Total bids for various properties amounted to 59 crore .

Commercial Plots in High Demand

The operation of Rapid Rail and the threat of demolition hanging over residential plots in Central Market have driven buyers' enthusiasm toward commercial properties in Jagriti Vihar Extension. There was a visible scramble among buyers to purchase 14 commercial plots of 50 square meters each. Plots with a reserve price of 35.84 lakh fetched maximum bids up to 76 lakh .

Residential Plots See Skyrocketing Prices

In Madhavpuram, four residential plots ranging from 31 to 35 square meters had reserve prices between 7.11 lakh and 7.96 lakh. These sold for up to 26 lakh, with one plot reserved at 7 lakh fetching an astounding 26 lakh—nearly four times its base price .

In TP Nagar, a plot with a reserve price of 49 lakh sold for 73 lakh .

Allegations of Collusion

The skyrocketing prices of smaller plots have also drawn protests. Suresh Patel of the Jagriti Vihar Extension Allottee Morcha Sangharsh Samiti alleged that builders and property dealers colluded to bid up prices, preventing genuinely needy individuals from acquiring plots .

Official Statement

Property Manager Sunil Sharma informed that 21 properties in Jagriti Vihar Extension and six properties in Shastrinagar, Madhavpuram, and TP Nagar were sold in the e-auction, with total bids amounting to 58.91 crore .

Deputy Housing Commissioner Anil Kumar Singh stated that people have shown excellent interest in purchasing the board's properties. He also noted that under the PM Awas Yojana, more than 600 houses have been constructed and provided to the poor .

The strong response underscores the transformative impact of the Rapid Rail corridor on Meerut's real estate market, with improved connectivity to Delhi driving property values upward .
