Phase II of Ayodhya Master Plan Notified: 766 sq km of Three Districts Covered

Ayodhya Development Authority (ADA) has notified Phase II of the Ayodhya Master Plan, spanning 766.39 sq km across Ayodhya, Basti, and Gonda districts. The plan covers 353 villages, preserves 1,200 natural ponds, and proposes highway facility zones for commercial activities like hotels and petrol pumps.

AYODHYA, May 6, 2026 – The Ayodhya Development Authority (ADA) on Monday issued the second phase of the Ayodhya Master Plan, covering 766.39 sq km of land across Ayodhya, Basti and Gonda districts.

The master plan includes sectors such as residential, commercial, mixed land use, industrial, office, public and semi-public facilities, transport and entertainment.

353 Villages Notified

ADA Vice-Chairman Anurag Jain confirmed that this second phase has notified 353 villages from Gonda, Basti and Ayodhya districts. These include:

  • Full areas of Ayodhya Municipal Corporation

  • Bhadarsa Municipal Board (Ayodhya district)

  • Nawabganj Municipal Board (Gonda district)

Preservation of Natural Ponds

In an environmentally conscious move, the master plan has identified and preserved 1,200 natural ponds of various sizes, as recorded in revenue documents.

Highway Facility Zone for Economic Growth

For rural areas outside the urbanization boundary, a highway facility zone has been proposed on both sides of highways and the proposed bypass (after the green belt). This will enable commercial activities such as:

  • Hotels

  • Dhabas (roadside eateries)

  • Petrol pumps

Rural Population Expansion Zone

An area around the rural population recorded in revenue records has been identified as a rural population expansion zone for natural growth of revenue villages located outside the proposed urbanization boundary.

Official Approval & Future Integration

The Housing and Urban Planning Department has given final approval to implement the second phase, which will govern future urbanization in the region. Villages in neighbouring Basti and Gonda districts will be integrated to support future needs.
