Bareilly Overtakes Lucknow, Ghaziabad in Real Estate Demand; 9,400 Plots Sold in 4 Years

Bareilly, May 5: The Bareilly Development Authority (BDA) has given momentum to planned development by launching three new residential schemes in the past five years while tightening action against illegal construction.
Three Major Housing Schemes

Ramganga Nagar: 12 sectors – 7,900 plots sold (January 2022 to January 2026)

Greater Bareilly: 211 hectares, 12 sectors – over 1,500 plots sold in three years

Mahadevpuram (Proposed): 267 hectares, 13 sectors – over 4,400 applications received during land acquisition itself
Price Trends
In Ramganga Nagar, plots have been sold at rates up to ₹1.80 lakh per square metre, reflecting strong buyer confidence.
Factors Driving Demand
BDA Vice Chairman Dr. Manikandan A. said planned development with integrated facilities like education, healthcare, roads, electricity, water supply, and markets has increased public interest in BDA schemes.
Crackdown on Illegal Construction
In the past five years, BDA has demolished over 1,500 illegal structures and issued notices against more than 3,500 unauthorized constructions. Over 80 people have got their buildings compounded in the last one year alone.
The strict action has curbed unplanned development and boosted demand for authorized BDA plots.
Upcoming Allotments
Plot allotments in Mahadevpuram will begin within the next three months. Allotments in remaining sectors of Greater Bareilly will also be announced soon.
According to officials, Bareilly now has the highest demand for plots in the state, on par with Lucknow and Ghaziabad.
