Bhagalpur, May 5: The ambitious Greenfield Satellite City project near Bhagalpur has started impacting the land market, with registration numbers falling continuously across three blocks.

Decline in Registration

While a large number of land registrations used to take place daily, a steady decline is now being observed. Registration Officer Priy Darshan said that after initial rush post-ban, footfall has reduced. A 20-25 percent drop in registrations is expected in the coming days.

Three Blocks Under Restriction

The state government has imposed a temporary ban on land purchase and sale in 126 mouzas across three blocks:

  • Nathnagar

  • Shahkund

  • Sultanpur

The move aims to ensure planned urban development and infrastructure expansion in the future.

Market Uncertainty

Land traders and agents are facing anxiety and uncertainty. Both buyers and sellers are avoiding taking clear decisions. Investors are adopting a "wait and watch" approach, postponing their purchase decisions.

Impact on Small Businesses

Hotels, snack shops, and tea stalls near the registration office have seen their business nearly halved. "Earlier there used to be rush throughout the day, now it's mostly empty," a local shopkeeper said.

Individuals Face Difficulties

Those who needed to sell land for medical treatment, daughter's marriage, or other urgent expenses are the most affected as the market has almost come to a standstill.

Outlook

While the administration says the step is necessary for long-term development, the entire market is now waiting for the government's next move. Experts believe the slowdown may worsen if clear guidelines are not issued soon.
