Hyderabad, May 7: The Telangana government plans to significantly revise land values for property registrations, aiming to boost revenue by approximately Rs 4,000 crore. Market rates are set to increase by 20% to 100% across the state, bridging the gap between official and actual market prices.

Revenue Target and Timeline

The registration and stamps department has started preparations to increase land values for property registrations across the state. Revenue from property registrations (non-agricultural properties) was Rs 15,200 crore in 2025-26. The latest target is Rs 19,000 crore, which is expected to be realised only after revision of land values. The last revision was done almost four years ago. Property buyers currently pay 6% in urban areas and 7.5% in rural areas towards registration and stamp duties.

Western Hyderabad to See Steeper Hikes

Sources said the hike will definitely be more in western parts of Hyderabad, including Kokapet, Gandipet, Mokila, Gachibowli, Gopanpally, Rajendranagar, Budwel and Nanakramguda. For example, in Kokapet, developers have been selling flats at Rs 12,000 per sq feet, while the government registration value is only Rs 3,000 per sq feet. Similarly, in Gachibowli and Madhapur, government land values for registration are between Rs 3,000 and Rs 4,500 per sq foot.

Bridging the Gap

The revision is being done to reduce the huge gap between government values and prevailing market rates. "If there is no real estate boom and registrations are normal, the hike will be around 20% to 30% in some areas. But in areas where there is escalation of prices, the hike will be 100% or more," a senior official said. In Mokila, the government rate for apartment registration is Rs 2,000 per sq foot, while market rates are much higher. The government will increase land values by around 20% in the eastern part of the city.
