Jammu, April 4: The Jammu and Kashmir government is planning large-scale development of new residential colonies to address housing shortages and modernize urban infrastructure.

Proposed Housing Colonies

Collective housing colonies are proposed in:

  • Chak Bhalwal

  • Bhalwal

  • Chouadi

  • Chhaterhama (Kathua)

Implementation Models

The projects will be executed under various financial models:

  • Self-financing mode

  • EPC (Engineering, Procurement, and Construction) mode

  • Public-Private Partnership (PPP) mode

Project Status

  • Land identification completed for each project

  • Survey and preliminary work already initiated

  • Expression of Interest (EOI) issued for PPP mode projects

  • Geotechnical investigation, building permission, and environmental approval processes in final stages

Objective

The primary objective is to provide affordable and modern housing to common citizens. Infrastructure development will not only strengthen the local economy but also create new employment opportunities in the real estate sector.

RERA Cracks Down on Defaulters

The Jammu and Kashmir Real Estate Regulatory Authority (JK RERA) has launched a major campaign against illegal and unregistered housing projects, issuing notices to 157 defaulting promoters so far.

  • Inspections conducted: 122 inspections to identify illegally operating projects

  • Mandatory registration: Projects must register with JK RERA before advertising, marketing, or sale under the Real Estate (Regulation and Development) Act, 2016

Requirements for Promoters

Promoters must:

  • Publicize complete project information

  • Work according to approved maps

  • Ensure provision of basic amenities (electricity, water, roads)

Homebuyer Protection

The government has established JK RERA to ensure builders and promoters strictly follow regulations. Strict legal action is being taken against promoters operating without registration or violating project terms.
