CIDCO Invites Bids for Phase-I of 925-Acre Navi Mumbai Logistics Park

Mumbai, May 18: CIDCO is launching a massive 925-acre Integrated Logistics Park in Navi Mumbai, inviting bids for its first phase. This strategic development near key infrastructure like JNPT and the upcoming Navi Mumbai airport aims to boost warehousing and cargo operations.
Phase-I Details
The authority has floated an expression of interest (EOI) to lease around 174 acres of land comprising 12 plots in phase 1 of the project. The lease tenure for the plots will be 60 years, including the construction period. The base rate has been fixed at 24,711 per sq metre, translating to nearly 10 crore per acre.
Strategic Location
The proposed logistics park is strategically located near key infrastructure projects including Jawaharlal Nehru Port, the upcoming Navi Mumbai International Airport, the Mumbai Trans Harbour Link (MTHL) and major highway corridors, positioning it as a multimodal logistics hub. "With JNPT, Navi Mumbai airport, MTHL and key highway corridors converging around it, Navi Mumbai is fast evolving into one of India's most strategic logistics and warehousing hubs," said Vijay Singhal, VC & MD, CIDCO.
Investor Interest
A pre-bid meeting witnessed participation from major players including Blackstone-owned Horizon Industrial Parks, Welspun, ESR, DP World, Greenbase Logistics (Hiranandani Group), Cushman & Wakefield, Alexis Logistics, Metro Logistics and TVS Logistics. The participation highlights growing investor appetite for modern warehousing in the Mumbai-Navi Mumbai-Raigad corridor.
Project Scope
The selected developer will be required to design, finance, construct, operate and maintain the allotted logistics facilities. Permitted uses include warehousing, storage, cargo aggregation, packaging, sorting, intermodal transfer, customs-bonded warehousing and container-linked logistics infrastructure. CIDCO has completed the Technical & Economic Feasibility Study and prepared a conceptual master plan for the project.
