New Noida Land Acquisition Set to Begin in 37 Villages

Noida, May 18: Noida Authority is preparing to acquire land for New Noida in 37 villages through consent-based purchase. Land acquisition rates are set at ₹4,300 per sqm for this modern industrial hub project.

Villages and Land Rates

In the first phase, land from 37 villages — 24 in Bulandshahr and 13 in Noida — will be acquired through consent-based purchase. In April this year, Noida fixed land acquisition rates for New Noida at ₹4,300 per sqm, matching the revised rates set by YEIDA for the Noida International Airport project. The process is likely to start next month.

Project Overview

On October 18, 2024, around 209 sq km was notified for the project across 84 villages — 63 in Bulandshahr and 21 in GB Nagar. The investment region is around 24 km from Ghaziabad, 33 km from Noida and 32 km from Jewar. The area was identified as one of seven proposed investment regions in the first phase of the Delhi-Mumbai Industrial Corridor (DMIC).

Phased Development Plan

Noida plans to develop the area in four phases — 3,165 hectares will be acquired in Phase 1 and 3,798 hectares in Phase 2 by 2032. A total of 5,908 hectares and 8,230 hectares will be acquired in phases 3 and 4, respectively, by 2041. The Authority has earmarked 40% of land for industrial purposes, 13% for residential use, 18% for green and recreational areas, 4% for commercial activities and 8% for public institutions.

Infrastructure and Process

Noida Authority has requested the government to deploy three tehsildars and will set up a temporary office in New Noida to facilitate acquisition. Landowners will receive compensation after acquisition. The Authority will then develop infrastructure including roads, drainage, sewage networks, power supply and water pipelines before demarcating and allotting industrial plots. "Land for Noida airport was also acquired after taking consent of farmers. We are hopeful that farmers will give their land for the project," said Noida OSD Kranti Shekhar.
