Good News for Those Around Kanpur Metro Corridor: Massive Development Planned in These Areas

Kanpur, February 28, 2026: The Kanpur Development Authority is preparing a Zonal Plan under Transit Oriented Development to redevelop the 32-km metro route. Canada-based IBI Group India is preparing the Zonal Plan, which will create a new blueprint for approximately 100 neighborhoods falling within 500 meters on both sides of the metro track .
Development Framework
The prepared Zonal Plan will determine what type of development is to take place in each area, including residential, commercial, and mixed-use development. The Floor Area Ratio will also increase from 1.5 to 3.5, enabling higher-density construction .
The KDA Board had already approved the proposal to plan the metro corridor under the TOD policy to develop the corridor and boost employment. Under this, benefits will extend up to 500 meters on both sides of the metro track, covering approximately 2.07 crore square meters of area .
What is TOD Zone and Its Benefits
Transit Oriented Development Zone involves intensive mixed-use (residential-commercial) development. The Zonal Plan will also address how to manage traffic systems. Planned infrastructure will lead to reduced pollution, better connectivity, economic development, and livable vibrant areas .
High-rise buildings will be constructed around 500 meters on both sides of the metro track to accommodate people along with employment opportunities. Mixed land use will bring homes, offices, shops, and entertainment facilities within the same area, reducing travel distances .
Pedestrian-friendly pathways and cycle tracks will be developed, and increased use of public transport will reduce road congestion. This will boost business and provide employment opportunities .
