Belagavi Civic Body Revises Property Tax Rates from April 1

Belagavi, India: The Belagavi City Corporation (BCC) has announced a revision in property tax rates, effective April 1, 2026, aiming to boost municipal revenue and improve civic services.
Tax Hike Details
Under the revised structure:
- Residential properties: Tax increased by 3%
- Commercial, industrial buildings & plots: Tax increased by 4%
To encourage timely payments, the civic body is offering a 5% discount to property owners who pay their full tax dues before the end of April.
Revenue Growth Target
Currently, BCC oversees more than 1.5 lakh properties, including residential and commercial units, generating around ₹75–80 crore annually in property tax.
With the latest hike, officials expect:
- Annual collections to cross ₹100 crore
- Additional revenue of ₹2–3 crore from revised rates
- Further ₹4–5 crore from new constructions and layouts
Challenges in Tax Collection
Despite the increase, the corporation continues to face several challenges:
- Tax leakage of ₹8–10 crore annually due to record gaps, measurement discrepancies, and administrative inefficiencies
- Rising pending tax arrears, which have fluctuated over the years:
- ₹5.8 crore (2021)
- ₹4.08 crore (2022)
- ₹7.4 crore (2023)
- ₹4.6 crore (2024)
- ₹7.5 crore (2025)
Officials also highlighted concerns that some property owners are paying taxes to Gram Panchayats—where rates are lower—despite receiving services from BCC, leading to revenue losses.
Focus on Compliance and Recovery
Civic authorities acknowledged criticism over uneven enforcement, where smaller defaulters face action, while larger dues remain unaddressed. The administration has stated that recovery of pending arrears will be a priority going forward.
The revision follows a broader government directive to increase property tax rates by 3% to 5%, with BCC opting for a moderate hike in public interest.
