New Circle Rates for FY27 Come into Force in Gurugram, Hikes Up to 75% in Some Areas

Gurugram, April 3: New circle rates for properties in Gurugram have come into effect at the start of the new financial year. The revision aims to ensure transparency and align rates with actual market values.
Rate Increase Details

General increase: 15% to 30% across residential, commercial, and agricultural properties

Maximum increase: Up to 75% in rapidly developing areas with higher market values

No change: Approximately 51% of areas under various tehsils saw no change in circle rates
Basis for Revision
Deputy Commissioner Ajay Kumar stated that the revision was determined keeping in view:

Pace of development

Available infrastructure in concerned areas
The increase was decided based on analysis of registry (sale deed) data recorded during the previous financial year, ensuring rates remain in line with actual market conditions.
Process of Determination
Before determining collector rates:

Market research and assessment of local conditions are carried out by the value committee

Rates are finalized with approval of the revenue department and the state government
