Kanpur, April 22: KDA built 12 residential schemes between 2014 and 2016 in remote areas of the city. Out of 12,304 flats, only Signature Greens City near Chidiyaghar Vikas Nagar has seen sales.

Unsold Inventory

Proposed Price Reduction

The authority is planning to reduce flat prices by 5 to 15 per cent. The proposal will be discussed in the 145th board meeting on April 23.

Proposed Bulk Purchase Discounts

For buyers purchasing 10 to 25 flats, a 5 per cent discount is proposed. For 26 to 50 flats, a 10 per cent discount is proposed. For purchase of more than 50 flats, a 15 per cent discount is proposed.

Proposed Early Payment Discounts

If full payment is made within 45 days, a 6 per cent discount is proposed. Within 60 days, a 5 per cent discount is proposed. Within 90 days, a 4 per cent discount is proposed.

Possession Terms

For EWS flats, possession will be given on payment of 20 per cent of the total price. For other category flats, possession will be given on payment of 25 per cent.

Background

Between 2014 and 2016, KDA constructed 13,500 flats without conducting a demand survey. Only flats in Signature Greens City (Vikas Nagar) and KDA Residency (Kidwai Nagar) – located in populated areas – have been sold. The remaining flats are in isolated locations like Shatabdi Nagar.

Board Meeting Agenda

The April 23 board meeting will also discuss the proposed budget of ₹1,400 crore for the current financial year, master plan amendments, land allocation for a women's market at Swaroop Nagar Ghantaghar, and land conversion for Airport Chakheri expansion.
