About 19 Big Slum Clusters Across Mumbai Set to Undergo Redevelopment Under New Scheme

Along with a 100-acre plot in Andheri West around Gilbert Hill, the Slum Rehabilitation Authority is set to launch 18 projects in Mumbai under the state government's recently introduced slum cluster redevelopment scheme.

Mumbai, April 15: Clusters of at least 50 acres , where over 51% of the area is occupied by slums , will be taken up for the projects. Even slums on coastal regulation zones I and II can be integrated.

Key Project Locations

  • Andheri West (Gilbert Hill): 100 acres (14,000+ hutments + residential buildings) – tenders floated

  • Other locations: Mankhurd, Govandi, Sion, Wadala, Vikhroli Park Site, Goregaon West, Kandivli West, Borivli East

Eligible for Integration

  • Slums

  • Non-slum, old and dilapidated buildings

  • Tenant-occupied buildings

  • Vacant land unsuitable for construction

  • Private buildings

  • Central government land (with consent)

Implementation Framework

  • Nodal agency: SRA

  • Approval required: High-power committee (led by additional chief secretary, housing) + state government

  • Implementation modes: Government agency (JV mode) or private developer (tender process)

Private Landowners

  • Will be provided a developed plot of equivalent FSI, valued on town planning scheme basis, at 50% of total land value

  • If rejected, land will be acquired under Land Acquisition, Rehabilitation and Redevelopment Act, 2013 (cost borne by promoter/developer)

Objective

"Redevelopment will be done in an integrated and sustainable manner in terms of urban planning so that all civic facilities can be developed in a modern and scientific manner and the quality of life is improved," said SRA CEO Mahindra Kalyankar.
