MahaRERA Update: 10,379 Real Estate Projects Approved in FY26, Nearly Half in MMR

The Maharashtra Real Estate Regulatory Authority approved 10,379 real estate projects across Maharashtra in the financial year 2025–26, with nearly half (5,494) located in the Mumbai Metropolitan Region.

Mumbai, April 20: During the same period, MahaRERA registered 4,204 projects, approved corrections for 2,488 projects, and granted extensions to 3,687 projects.

Region-Wise Approvals

The Mumbai Metropolitan Region (MMR) led with 5,494 approved projects, followed by the Pune region with 3,566 projects. Vidarbha region accounted for 563 projects, while the rest of Maharashtra had 723 projects.

District-Wise Top Performers

Pune district recorded the highest number of approved projects at 3,150. Thane followed with 1,714 projects, Mumbai Suburban with 1,696, Raigad with 939, Palghar with 568, Nagpur with 474, and Mumbai City with 375 projects.

Complaint Disposal Performance

In 2025, the regulator resolved 6,045 homebuyer complaints, compared with 5,073 registered during the year, achieving a disposal rate of 137%. Since its inception, a total of 10,235 complaints have been filed, while 13,003 have been disposed of.

Complaint Disposal Rate Trend

The disposal rate has shown significant improvement over the years. In 2017, it was 27%; in 2018, it rose to 56%; in 2019, 71%; in 2020, 53%; in 2021, 57%; in 2022, 79%; in 2023, 70%; in 2024, 123%; and in 2025, it reached 137%.

Key Requirement

Developers must obtain MahaRERA approval for project corrections, timeline extensions, and any alterations to project plans. If this process is violated, the project is classified as lapsed.
