New Delhi, March 26: Homebuyers in Delhi with a budget of around ₹20 lakh now have an opportunity to own a home in the national capital, with the Delhi Development Authority (DDA) offering 1,944 ready-to-move Lower Income Group (LIG) flats in Narela. The flats are being offered under the Nagrik Awaas Yojana 2026 with a flat 25 per cent discount, making them significantly more affordable for lower-income groups.

According to a DDA circular dated March 18, booking will open on March 27, 2026, at 12 noon, and allotment will be conducted on a first-come, first-served (FCFS) basis through DDA's Awaas Portal.

Flat Locations and Prices

The flats are located in Narela, Pocket 6, Sector G7/G8, and are available in three categories:

  • Pocket 6, Sector G7/G8: Approximately 381 flats of size 49.9 sq m priced at ₹18.43 lakh (after 25% discount, excluding maintenance charges)

  • Pocket 7, Sector G7/G8: Approximately 389 flats of size 49.9 sq m priced at ₹18.43 lakh

  • Pocket 11, Sector G7/G8: Approximately 1,174 flats of size 49.9 sq m priced at ₹18.35 lakh

All flats are of the same size (49.9 sq m), with minor price variations across pockets. The prices reflect the 25 per cent discount offered under the scheme.

Additional Charges

Buyers will need to pay additional charges at the time of allotment, which will be specified in the Demand-cum-Allotment Letter. These include:

  • Maintenance corpus: ₹1 lakh

  • Monthly maintenance for 12 months: ₹1.75 per sq ft

  • Conversion fees (as applicable)

  • Water connection charges

These charges are separate from the flat cost and must be factored into the overall budget by prospective buyers.

Booking Process and Registration

To participate in the booking process, interested buyers must register on DDA's Awaas Portal at https://eservices.dda.org.in. The booking will open on March 27, 2026, at 12 noon.

Important points regarding registration:

  • Buyers already registered in any FCFS scheme of the DDA housing department are also eligible to book flats under this scheme

  • Allotment will be strictly on a first-come, first-served basis, subject to availability

  • All other terms and conditions, eligibility criteria, booking amount, and procedures prescribed in the earlier circular dated January 23, 2026, remain unchanged

Scheme Background

The Nagrik Awaas Yojana 2026 was initially launched in January 2026, when DDA offered 1,712 flats across HIG, MIG, LIG, and EWS categories in Narela and Siraspur. Registrations began on January 24, with bookings opening on January 28.

The current offering of an additional 1,944 LIG flats expands the scheme's reach, providing more opportunities for homebuyers in the lower-income group to secure affordable housing in Delhi.

DDA's Statement

In its circular, DDA stated: "Delhi Development Authority hereby offers an additional 1,944 LIG flats in Sector G-7/G-8, Narela, under the DDA Nagrik Awaas Yojana 2026. These flats are being made available at the same terms and conditions as notified earlier, including the benefit of a flat 25% discount, thereby further promoting affordability and accessibility for the lower income groups."

Narela is emerging as a well-connected residential hub in northwest Delhi. The area benefits from:

  • Proximity to the UER-II (Urban Extension Road-II) and G.T. Karnal Road

  • Upcoming Rithala-Narela-Kundli Metro Corridor, which will significantly enhance connectivity
