Ludhiana: Over 1,500 Scramble for 179 Flats in LIT's Atal Apartment Scheme

Ludhiana, March 26: The Ludhiana Improvement Trust (LIT) has witnessed a strong response from city residents for the remaining 179 flats under the Atal Apartment Scheme. The draw for these flats will tentatively be conducted on April 14, with officials having already uploaded the final list of applicants on the LIT website for public information.

According to officials, the trust received approximately 1,539 applications in total—973 for the Middle Income Group (MIG) category and 566 for the High Income Group (HIG) category. The remaining flats include 43 HIG units and 136 MIG units.

Strong Response Driven by Visible Progress

Tarsem Bhinder, Chairman of LIT, attributed the strong response to the visible progress of construction at the Karnail Singh Nagar site. "We have received good response from the public because now people are seeing the construction of flats in Karnail Singh Nagar. Earlier, they had certain doubts about this scheme, whether this will become successful or not," Bhinder said.

He also noted that the flats remain affordable compared to other options in the area. "Secondly, our flats are still affordable because if we see other flats on Pakhowal Road, the rate is quite on the higher side," he added.

Timeline for Possession

While the official deadline for the project is estimated to be October 2026, officials are optimistic about completing the work earlier. Bhinder stated that they will try to match the deadline and give possession by the end of November, though he acknowledged potential delays.

"There can be some delays in final touch-up as labour shortage is going on and the rainy season will also disturb the work pace," he explained. However, officials remain confident that possession will be granted by November-December at the latest.

Project Background

After organizing draws for 576 flats, LIT commenced construction on the project in December 2024 under the Atal Apartment Scheme. This is currently the only ongoing project of the Ludhiana Improvement Trust in the city, and officials are making concerted efforts to complete it as expeditiously as possible.

In the past, allottees had raised concerns over delays in the project's completion. Officials had then pacified them with assurances that work would pick up pace and possession would be granted soon. With construction now visibly progressing, those concerns have largely subsided.

Applicant List and Pending Documents

LIT officials have uploaded the final list of applicants on the trust's website for public viewing. However, some applicants have been asked to submit pending documents to complete their applications. Those applicants are being advised to submit the required paperwork at the earliest to ensure their eligibility for the draw.

Affordability as a Key Attraction

The Atal Apartment Scheme has gained traction primarily due to its affordability compared to private real estate options in the vicinity. Pakhowal Road, where the project is located, has seen significant real estate development in recent years, with property rates in the area having appreciated substantially.

The LIT flats offer a more accessible entry point for middle-income and high-income families looking to own property in this desirable corridor of Ludhiana.

Outlook

With the draw scheduled for April 14, the nearly 1,539 applicants await the outcome, hoping to secure one of the 179 remaining units. For successful allottees, the coming months will bring the anticipation of possession, which officials aim to deliver by the end of the year.

The strong response to the scheme—over eight applicants for each available flat—underscores the persistent demand for affordable housing in Ludhiana and the confidence that residents have placed in the Ludhiana Improvement Trust's execution of this project.
