Sheikhpura, March 24: Property registration in Bihar's Sheikhpura district is set to become significantly more expensive from next month, with the registration department finalizing a new valuation of all moujas (revenue villages) after nearly 12 years.
 

District Sub-Registrar Nitish Kumar informed that the new valuation, expected to be implemented from April 1, could see an increase ranging from 60 to 100 percent across different moujas. The last valuation was conducted in 2014.

The move has created concern among prospective buyers who have been arranging funds for registration but have yet to complete the process.
 

Objections Raised

The Basika Navis Sangh (document writers' association) has objected to the new valuation. They pointed out that while officials claim the valuation is being done after 12 years, the registration department has arbitrarily increased rates multiple times in previous years, imposing additional financial burden on property buyers.

The district has over 300 moujas. The government collects stamp duty and registration fees based on this official valuation, which determines government revenue.

Registration Halted in Several Moujas

Notably, property registration remains suspended in several moujas, including areas under the old settlement in Sheikhpura town. This issue has persisted for the past four years as these moujas are recorded as "gair majrua maalik" (non-cultivated owners) in the land records. Despite the ban, property transactions continue unofficially, resulting in significant loss of government revenue.
