Four Big Mumbai Bungalow Deals: Juhu, Nepean Sea Road, Santacruz Properties Sold for over ₹800 Crore

Mumbai, April 28: Here are the four major bungalow deals that have reshaped Mumbai's luxury real estate landscape.
1. Leela Bungalow, Juhu – ₹221 Crore
A rare sea-facing, heritage 6BHK Art Deco bungalow named 'Leela' in Juhu was sold on April 22, 2026, to Notandas Realty (arm of Mahesh Notandass Jewellers Group) for ₹221 crore. Listed as a Grade IIB heritage property, the bungalow is located on Juhu Tara Road near Juhu Beach. Built in the 1950s, it was owned by the Nanavati family (promoters of Nanavati Hospital).
The ground-plus-one bungalow stands on a 1,355 sq m plot with a built-up area of around 8,480 sq ft, plus a 2,500 sq ft terrace and a 5,000 sq ft garden. The deal translates to roughly ₹2,60,592 per sq ft on built-up area.
2. Laxmi Nivas, Nepean Sea Road – ₹276 Crore (February 2025)
Mumbai's iconic Laxmi Nivas bungalow on elite Nepean Sea Road, which served as a secret hideout for freedom fighters during the Quit India Movement in the 1940s, was sold for ₹276 crore. The Kapadia family sold the 19,891 sq ft legacy bungalow to Vageshwari Properties Private Limited, whose director Elina Nikhil Meswani is the wife of Nikhil R Meswani, executive director of Reliance Industries Limited.
3. Dwarka Bungalow, Santacruz – ₹164 Crore (November 2025)
A subsidiary of ZYJ Builders and Developers acquired the Dwarka Bungalow on Linking Road, Santacruz West, for ₹164 crore. The property spans 1,266.7 sq m (about 13,629 sq ft) and comprises a ground-plus-one structure with a garage and auxiliary sheds. A stamp duty of ₹9.8 crore was paid for the transaction.
4. Niladri Bungalow, Nepean Sea Road – ₹203 Crore (March 2025)
Ajaykumar Vaghani, founder chairman of Hamilton Housewares Private Limited (owner of the 'Milton' brand), purchased Niladri Bungalow on Nepean Sea Road for ₹203 crore from United Spirits. The property includes a land area of 1,911 sq m and a ground-plus-two bungalow of 18,844 sq ft. Stamp duty of ₹12.23 crore was paid.
