Gorakhpur: Big Cut in Development Charges for Small Houses and Shops

Gorakhpur, April 28: The development charge for Gorakhpur has been fixed at ₹1,450 per sq m , directly benefiting middle and lower income groups.
Key Reductions
For residential plots within municipal limits, development charges have been reduced by 50 per cent. For group housing outside municipal limits, the reduction is 28 per cent.
For commercial shops up to 30 square metres located anywhere, the development charge has been cut by 60 per cent, providing major relief to small traders.
For industrial use within urban or municipal areas, the reduction is 45 per cent, while industrial use outside municipal limits has seen a 60 per cent cut, boosting industrial expansion.
For agricultural land within municipal limits, the reduction is 34 per cent, and outside municipal limits, it is 38 per cent.
Impact
The new regulations will lead to lower construction costs for residential and commercial buildings. Flat prices are expected to decrease, and more people will be encouraged to undertake legal construction instead of illegal construction.
Small traders will benefit significantly from the 60 per cent relief for shops up to 30 square metres. Industrial expansion will also receive a boost.
The authority's revenue is expected to increase as more people opt for legal construction procedures, and this revenue will be used to strengthen basic infrastructure like roads, water supply, and sewerage.
