Noida, April 20: The proposed regulations seek to replace separate rules for every development authority with one common framework.

Key Proposed Changes

  • Higher FAR limits tied to road width

  • Reduced setback requirements (9m front, 6m other sides)

  • Removal of height caps (except where aviation safety or heritage norms apply)

Applicability

The draft will apply to:

  • Noida

  • Greater Noida

  • Yamuna Expressway

  • UPSIDA, UPEIDA

  • Any industrial development authority created in the future

  • Base FAR: 3.5

  • Increase potential: 7, 10.5, or more depending on road width

  • Industrial plots: 0.6 to 2

  • Group housing: 2.75 to 3.5

  • Institutional: 0.8 to 2.75

  • Commercial: 1.2 to 4

  • Residential layouts: 15% of total area for parks

  • Non-residential layouts: 10% of total area for parks

  • Where to submit: Authority office (10am-5pm) or by mail

Industry Reaction

Credai West UP President Dinesh Gupta called the move positive: "Noida and Greater Noida had rigid FAR rules... This will push development to grow vertically rather than horizontally."
