Accenture Leases 6 Lakh+ Sq Ft in Pune for GCC in ₹325 Cr Deal

Mumbai, April 30, 2026: Accenture has leased over 600,000 sq ft of office space in Pune’s Baner micro-market, marking one of the largest long-term office deals in India’s commercial real estate sector.

Large GCC Expansion in Pune

The space has been taken at Phoenix Millennium Towers, where Accenture plans to establish a Global Capability Centre (GCC) to strengthen its operations in India.

The occupation will take place in two phases, with full completion expected by June 2026.

₹325 Crore Long-Term Lease

The lease spans more than 15 years, with a total rental outgo estimated at ₹325.37 crore:

• Phase 1: ₹194.16 crore
• Phase 2: ₹131.21 crore

Strategic Consolidation Move

The new facility is part of Accenture’s broader strategy to:

• Expand operational footprint
• Consolidate teams into a single campus
• Improve efficiency and scalability

This integrated setup is expected to enhance collaboration and streamline business functions.

GCC Demand Driving Office Market

The deal highlights the growing importance of Global Capability Centres (GCCs) in India’s office market.

Companies are increasingly locking in Grade-A office spaces early to secure long-term capacity amid tightening supply and rising demand.

Market Outlook

Despite global uncertainties and evolving workplace trends, India’s office market continues to witness strong leasing activity, driven by tech firms and multinational corporations expanding their presence.
