Mumbai, March 30: The Maharashtra Housing and Area Development Authority (MHADA) has launched its annual housing lottery for 2026, offering 2,640 affordable homes across various parts of Mumbai. The lottery includes apartments in prime locations such as Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar, among others.

The online registration and application submission process begins today, March 30, 2026, at 3:00 PM. The last date for submission is April 29, 2026.

Category-Wise Distribution

Out of the total 2,640 homes, the distribution across income categories is as follows:

  • EWS (Economically Weaker Section): 145 apartments (income up to ₹6 lakh per annum)

  • LIG (Lower Income Group): 858 apartments (income ₹6-9 lakh per annum)

  • MIG (Middle Income Group): 1,408 apartments (income ₹9-12 lakh per annum)

  • HIG (High Income Group): 229 apartments (income above ₹12 lakh per annum)

Status of Apartments

Of the total 2,640 apartments:

  • 1,762 apartments are under construction

  • 559 apartments are received from private developers as housing stock under private projects

  • 319 apartments are scattered units across various locations

How to Apply

Interested applicants can register and apply online through the official MHADA website: https://housing.mhada.gov.in. The advertisement and apartment price list will be published on March 30 in various newspapers across the state and on the official website.

Applicants already registered on the MHADA website must also submit their applications separately for this lottery. Earnest Money Deposit (EMD) can be paid via RTGS and NEFT with the last date being April 30, 2026.

What is MHADA Lottery?

The MHADA lottery is a government-run housing allotment system that offers affordable homes to different income groups through a computerized draw. The lottery is conducted annually across cities including Mumbai, Pune, Thane, Nashik, and Nagpur.

MHADA did not conduct its annual Mumbai lottery in 2025. In 2024, more than 2,000 affordable homes priced between ₹29 lakh and ₹6.82 crore were available for sale.

MHADA's Track Record

Since its establishment in 1977 up to November 2025, MHADA has constructed 5.27 lakh dwelling units across Maharashtra, according to the state government's Economic Survey 2025-26.
