Noida Authority Hikes Property Rates by 11% for Residential, Group Housing, Institutional Properties

Noida, May 9: Noida Authority has hiked rates for residential, group housing and institutional properties by 11 per cent with immediate effect. No increase has been made for commercial, labour colony and EWS properties.
Board Approval and Government Nod
The 11 per cent hike was approved in the Authority's 214th board meeting held in Lucknow. After receiving government approval, the finance department issued the office order on Friday implementing the increased rates. Noida Authority CEO Krishna Karunesh confirmed that the board had approved the 11 per cent increase for residential, industrial and institutional categories.
Revised Residential Plot Rates
In the A category (sectors 14, 17, 19, 30, 35, 36, 39, 50, 51, 52, 93 etc.), rates have increased from ₹1,32,860 to ₹1,47,480 per sqm. B category rates rose from ₹92,620 to ₹1,02,810 per sqm. C category increased from ₹67,440 to ₹74,860 per sqm. D category from ₹56,370 to ₹62,560. E category from ₹51,000 to ₹56,610. A Plus category (sectors 14A, 15A, 44 Block A and B) remains unchanged at ₹1,75,000.
Group Housing and Industrial Rates
For group housing, A category rates increased from ₹1,94,030 to ₹2,15,380 per sqm, B category from ₹1,29,370 to ₹1,43,600, C from ₹1,16,430 to ₹1,29,240, D from ₹1,03,510 to ₹1,14,900, and E from ₹73,320 to ₹81,390. For industrial Phase-1 (up to 4000 sqm), rates increased from ₹50,340 to ₹55,880 per sqm. IT/ITES rates in Phase-1 increased from ₹77,620 to ₹86,160.
Previous Hike in 2024
Previously, the Authority had increased property rates by 6 per cent in 2024. The Authority has classified city sectors from A Plus to E categories. Commercial sectors are categorized from A to D. The institutional category hike includes data centers and IT/ITES properties. Property allotment will now be done at the new rates.
