Mumbai: Dharavi Residents to Get 500-754 Sq Ft Rehabilitation Flats

Residents of chawls and buildings included in the Dharavi Redevelopment Project will receive a minimum of 500 sq ft carpet area rehabilitation flats to a maximum of 754 sq ft free of cost, benefiting around 8,700 households.

Mumbai, April 24: This follows instructions from CM Devendra Fadnavis at a meeting in May last year. The state urban development department issued a notice to amend Regulation 33(9)(A) of DCPR-2034 and has invited objections/suggestions from the public.

  • Minimum carpet area: 500 sq ft (370 sq ft + 35% fungible area)

  • Maximum: 754 sq ft

  • Beneficiaries: ~8,700 households (chawls and housing societies in Dharavi Notified Area)

  • Cost: Free of cost

  • Condition: Developer not entitled to incentive FSI on fungible area

  • Not applicable to: Slum dwellers under DRP

Background

Earlier, the government offered 400 sq ft carpet area to these residents, which was strongly opposed.

Resident Concerns

Reedan Fernando, coordinator, DRP Sector 1 Rahiwasi Kruti Sangh, said: "The master plan for Dharavi has still not been publicised. We do not know what exactly is the plan. Where shall we be rehabilitated, will we be given homes in Dharavi, Matunga or elsewhere? There is an atmosphere of fear, there is no transparency."

Rajesh Sharma, a resident of Shahu Nagar, said: "Since 2004 our demand has been that we must be given 750 sq ft flats. If that is what the government is offering us in Dharavi itself, then we have no objections."

Phase I Status

DRP officials said 11,000 rehab flats are being constructed in Phase I on railway land. However, the land is not vacant and there are existing slums on it, so residents will need to be temporarily vacated.
