Navi Mumbai Civic Body Flags 500 Buildings as Unsafe, Issues Vacate Notices

Following a department-wise survey of existing buildings within its jurisdiction, the Navi Mumbai Municipal Corporation has declared 500 buildings dangerous under the category specified in Section 264 of the Maharashtra Municipal Corporation Act.

Navi Mumbai, April 27: The NMMC issued notices to the respective cooperative housing societies to vacate buildings in the C-1 category, as per the order of the high court.

Structural Audit Requirements

  • Buildings over 30 years old: Must get structural audit by engineer registered with civic body panel

  • Life expectancy 15-30 years: Audit at least once in 5 years (Cooperative Housing Societies Act, 1968)

  • Life expectancy over 30 years: Audit at least once in 3 years

Permission for Repairs

If permission is required for repairs or strengthening, it is mandatory to obtain permission from NMMC through a registered structural engineer. Where permission is not required, the work should still be done under the supervision of a registered structural engineer.

Liability

"If any accident occurs due to such work in the future, the concerned flat holder and the chairman or secretary of the society would also be held responsible," NMMC stated.
