Goa RERA Directs Aansav Realty to Hand Over Flat to Buyer, Pay ₹15 Lakh Penalty

The Goa Real Estate Regulatory Authority has directed Margao-based developer Aansav Realty and Infrastructure Pvt Ltd to execute a sale deed and hand over possession of a 137 sq m flat to a Gurugram-based buyer within 60 days.

Panaji, April 27: The RERA found that the developer unlawfully cancelled the allotment and failed to deliver the apartment more than seven years past the stipulated deadline.

RERA's Observations

  • The developer's cancellation of allotment in March 2023 was illegal and without basis

  • WhatsApp messages as late as February 2025 confirmed outstanding balance of only ₹8.9 lakh

  • The developer's claim that the woman was an investor (not a genuine homeowner) was rejected

Additional Directive

The RERA asked the woman to pay outstanding dues so that handover can be completed. Failure to comply with the order will lead to further legal proceedings.
