New Delhi, April 25: Additional Sessions Judge Sheetal Chaudhary Pradhan was hearing the case against directors Surpreet Singh Suri, Nirmal Singh, Vidur Bhardwaj, and the company.

Key Allegations

  • Project: Greenopolis residential group housing project, Gurugram (1,700+ flats across 29 towers)

  • Promised delivery: Mid-2015 (never completed; only skeletal structures raised)

  • Concealment: Chemical effluent drain and 220 KVA high-tension power lines passing through project land were shown in approved building plan but omitted from brochures and site plans attached with Apartment Buyer Agreements

  • Bookings began before full statutory approvals secured and before building plan approval (June 7, 2012)

Financial Irregularities

  • Rs 154.93 crore collected from buyers was advanced as loans to related group companies at nominal interest rates

Court's Observation

The court noted that project brochures used for marketing did not disclose crucial facts despite the approved layout clearly reflecting them. This prima facie shows the accused, "in criminal conspiracy with each other... misrepresented to the home buyers regarding the HT lines and nala in the project."
