Gorakhpur, April 9: Under the new system, clear provisions have been made for the sale, discount, and online disposal of residential and commercial properties.

  • Total unsold properties value: ~₹212 crore

  • Residential properties value: ~₹37.02 crore (4,101.58 sq m)

  • Commercial properties value: ~₹175.17 crore (6,796.04 sq m)

  • Total unsold units: Over 100

Residential (Unsold):

  • Vasundhara Residential Scheme (Ramgarhtal area)

  • Lohia Enclave flats

  • Some residential flats have been allocated to employees due to office construction (now less than 5 remain)

Commercial (Unsold):

  • GDA Tower (Golghar)

  • Buddha Mini Mart (Deoria Bypass)

  • Buddha Vihar Part A & B Shopping Centers

  • Vaishali Residential Scheme

  • Raptinagar (various phases)

  • Siddharthpuram Shopping Center

What are 'Unpopular Properties'?

Under the new guidelines, properties are classified as 'unpopular' if:

  • Advertised at least 5 times but only 50% sold under 'first come, first served' scheme for 3 years

  • All units not sold within 3 years of first advertisement

Discount Structure

  • Maximum discount: Up to 25% (not below initially advertised rate)

  • Additional discount for lump sum payment: 4-6% (within 45-90 days)

  • Bulk purchase discount: 5-15% (for 10 to 50+ properties)

Additional Initiatives

  • Development of basic facilities, club house, and community infrastructure in unpopular properties

  • Three models for online sale through aggregators

  • Dedicated marketing cell to be formed
