Permissible FAR (through TDR)      2.25 Up to 3.0

What is FAR and TDR?

  • FAR (Floor Area Ratio): A real estate metric that determines total construction allowed on a plot. Higher FAR means more construction on the same land.

  • TDR (Transferable Development Rights): Allows landowners/developers to transfer unused development potential from one plot to another.

Impact on Developers

  • Higher FAR (2.25 → 3.0): Developers can build significantly more on the same land parcel

  • Improved project viability without proportional increase in land costs

  • More flexibility to design integrated senior living communities

  • More financially attractive senior housing projects
